About this hotel
The FUFU house in Kyoto, on the approach to Nanzen-ji, with a hot spring bath in every room. Temples and old villa grounds surround it, and it sounds nothing like the middle of the city.
Who it suits
Nanzen-ji, Eikan-do and the Philosopher's Path are all walkable. You can take the morning streets before the visitors arrive and retreat to the bath in your room through the middle of the day.

What this place is like
Checked against the hotel’s own site. Anything we could not confirm is left out — that does not mean it is not there.
Hot spring: a hinoki onsen bath in every room — indoors, with windows that open
Every room has a hot-spring bath of Yoshino hinoki cypress, filled from the Nose Art Lake spring, a simple spring. The hotel describes it as feeling “like an open-air bath” once the windows are open: it is an indoor bath, not an outdoor one.
From the editors
Worth knowing if you are searching for a ryokan with a private open-air bath. The water is genuine onsen, but the bath is inside the room, opened to the air through its windows.

Dining: charcoal-grilled Kyoto vegetables at Ihoto; breakfast can come to your room
Dinner at Ihoto is a charcoal-grill course built on seasonal Kyoto produce and Kyoto vegetables, starting between 18:00 and 20:30 (last start). Breakfast — a tray of small dishes and a white-miso soup — is served in the restaurant or in your room, starting any time from 8:00 to 9:30 (last start). Mention allergies and foods you avoid when you book.

Getting there: about seven minutes’ walk from Keage subway station
About seven minutes on foot from Keage Station on the Tozai subway line. From Kyoto Station it is about 25 minutes by subway, changing at Karasuma-Oike, or about 20 minutes by car or taxi. The entrance is on the north side, along the Lake Biwa Canal. Nanzen-ji is a seven-minute walk. The access page does not mention a shuttle.

Best hotel in our Kyoto stay. We were hesitant coming in from recent reviews about no English-speaking staff but recently it seems like the business has listened and hired English-friendly staff members. The suite is beautiful and luxurious. Private onsen with a beautiful window view. Dinner and breakfast was clean and delicious. Will be coming again the next time we stay in Kyoto.
Read the full review on Google MapsThis is one of the worst hotels we have ever stayed in Japan. This hotel could have been rated much higher due to its architecture and interior, yet we are reluctant to do so because of its rude and improper service. What made it worst was that they refused to refund our child’s breakfast and dinner even when we have informed them 3 nights prior for the fact that our son was having a severe fever and couldn’t eat and drink during the entire stay. There were several other incidents such as transferring our calls back and forth between different staff and making us to wait forever until the next person picks up the phone and them to make us repeat our inquiry over and over again and again! In conclusion, there are many better hotels to stay in Kyoto, unless you love to deal with rudeness and improper service from day to night all the time.
Read the full review on Google MapsHaving stayed in hundreds of luxury hotels around the world, I can honestly say this is a beautiful property that should deserve a much higher rating. However, based on our actual service experience throughout the stay, I personally cannot rate it any higher and would not recommend this hotel to non-Japanese speakers. The issue was not one isolated incident — it was a repeated pattern of poor communication, lack of ownership, and dismissive service from the Root Reception staff throughout our stay. It started at check-in. We arrived approximately 30 minutes before the stated 3 PM check-in time and could clearly see our luggage already being taken to the room, yet the Root Reception staff repeatedly and curtly insisted “check-in is at 3 PM” with little attempt at hospitality or flexibility until we pressed multiple times. Communication throughout the stay was consistently difficult. Several reception staff members spoke very limited English and in some cases relied on translation apps on their phones to handle basic guest interactions. During one issue, I called the guest services/butler number and fully explained the situation, only to then be transferred and required to explain everything all over again to another staff member. The breakfast experience was equally disappointing. Despite having a reservation, we were left waiting while other guests arriving after us were escorted inside and seated. When we eventually raised concerns, there was no explanation, apology, follow-up, or meaningful attempt to recover the experience. We later emailed management directly regarding the experience and received no response. Luxury hospitality is about far more than architecture and design. Unfortunately, the service experience consistently failed to meet the expectations associated with this level of pricing. This was especially disappointing because nearly everywhere else we stayed in Japan delivered exceptional hospitality, warmth, and attention to detail.

- Private onsen in Japan: what “in-room”, “open-air” and “free-flowing” really mean
A room “with a private onsen” can mean an outdoor bath, an indoor tub by an open window, or a bath you book by the hour. We show what each term covers, using examples from hotels’ official sites, checked October 2026.
